This article explains what Class 3 buildings are and clarifies that ShedSafe and SMS do not support designs for this classification.

Why This Is Important

  • Ensures users do not attempt to quote or design unsupported building types.
  • Avoids compliance issues with the National Construction Code (NCC).
  • Helps identify when a project falls under Class 3 and requires alternative solutions.

What Are Class 3 Buildings?

  • Class 3 buildings are residential buildings other than Class 1 or Class 2, where multiple unrelated people live long-term or short-term.
  • Examples include:
    • Boarding houses
    • Guest houses
    • Hostels
    • Backpacker accommodation (larger than Class 1b limits)
    • Dormitory-style accommodation
    • Workers’ quarters (e.g., shearers or fruit pickers)

Care-Type Facilities

  • Class 3 may also include “care-type” facilities such as:
    • Accommodation for children, the elderly, or people with a disability
    • Facilities that are not classified as Class 9 buildings

    • Hotels
    • Motels
    • Schools
    • Hospitals
    • Jails

Tips, Best Practices & Troubleshooting

  • Always confirm the intended building use and number of occupants.
  • If the project involves residential accommodation for unrelated people, it is likely Class 3.
  • Advise customers early that these designs are not supported in SteelX systems.
  • For guidance, consult NCC Volume One or an accredited certifier.
